Tactical Note: THE DANGER ZONE. Most modern wake towers and biminis will NOT clear this at Full Pond. This bridge is a “hard filter” for Reeds Creek access. Always verify the physical pylon gauge board before approaching.

Understanding the 760 Line Matrix: Property Rights & Docks

 The Legal Baseline

  • On Lake Norman, “Full Pond” is exactly 760 feet above sea level. This is represented as 100.0 on the Duke Energy pylon gauges. Your property rights typically end at this contour line. Understanding this “Matrix” is critical for identifying illegal encroachments or unpermitted dock extensions.

Seasonal Fluctuations

  • Summer (Target 98.0 – 99.5): High water levels maintained for peak recreation from May through September.
  • Winter (Target 94.0 – 96.0): Drawdown period. Duke Energy lowers the lake to provide a “buffer” for spring rains.

Investment Tip: Always buy for the “Winter Drawdown.” If a dock is sitting in mud at 94.0, it is a seasonal property, not a year-round deep-water asset.
