
The Huntersville Board of Commissioners has recently approved the expansion plans for Birkdale Village, a significant mixed-use real estate development located in Huntersville, near Cornelius, North Carolina. The approval, which followed a recommendation for denial by the Huntersville Planning Board, paves the way for a substantial transformation of the existing real estate property.
The $200 million real estate property project, spearheaded by Atlanta-based real estate firm Jamestown, aims to modernize and enhance the already successful Birkdale Village. The plans include:
- A seven-story office building: Featuring 175,000 square feet of office space and an additional 13,000 square feet of ground-floor retail, replacing the current Barnes & Noble.
- A six-story multifamily building: Located at the current Dick’s Sporting Goods site, offering 150 upscale residential units and over 10,000 square feet of ground-floor retail.
- A new 125-room full-service hotel: Situated near the main entrance off Sam Furr Road.
- Expanded parking facilities: Including multiple new parking decks to accommodate the increased density, adding a net total of 556 public parking spaces.
Jamestown anticipates that this expansion will generate over $200,000 in additional annual property tax revenue for the town and more than $15 million in new local spending from residents and workers. The project aligns with Huntersville’s 2040 Comprehensive Plan, which encourages high-density growth in designated areas.
While supporters believe the development will bring growth and new opportunities, some residents have expressed concerns regarding potential increases in traffic congestion and changes to the community’s infrastructure.
The pre-development phase, including marketing, finalizing designs, financing, and permitting, will now begin. Construction is projected to start in early 2027 and will be carried out in phases. In the meantime, the North Carolina Department of Transportation (NCDOT) plans to widen NC 73 from four to six lanes starting in the fall of 2026, which is expected to mitigate some of the anticipated traffic impacts.
Birkdale Village, which attracted over 5.2 million visitors in 2024, has been a cornerstone of the Lake Norman area since its opening in 2003. This expansion aims to ensure its continued vibrancy and relevance as a mixed-use destination for the region.
